Welcome to RiNo Retreat! These guidelines help ensure a great experience for all our guests while protecting this special space for future visitors.

Check-In & Check-Out

Check-in: 4:00 PM
Check-out: 11:00 AM

Check-in and check-out times are strictly enforced. Our cleaning staff arrives shortly after checkout time. If you need a later checkout, please contact us in advance for approval. Late checkout without written approval will result in a $100/hour charge.

Keyless Entry: Allow a few seconds for the system to unlock after entering your code.

Occupancy & Guests

Maximum Occupancy: 4 guests
Additional Guests: Not permitted without prior approval

Children of all ages are welcome. Please note that the space is not childproofed and we do not provide child-specific amenities such as outlet covers, safety gates, cribs, high chairs, children’s dishes, or toys. Parents are responsible for supervising children and ensuring their safety throughout the property.

Quiet Hours & Noise

Quiet Hours: 10:00 PM – 7:00 AM
Please respect our neighbors by keeping noise levels low, especially during quiet hours. This includes conversations, music, TV volume, and outdoor activities.

Smoking Policy

Strictly Prohibited: Smoking of any kind (including cigarettes, vaping, e-cigarettes, and marijuana) is not allowed inside the home or in the hot tub.

Outdoor Smoking: Permitted only in designated outdoor areas. Please:

  • Dispose of smoking materials properly in designated containers
  • Do NOT put out cigarettes on furniture, wood posts, or non-designated surfaces
  • Do NOT leave ashes on furniture or cigarette butts on the ground

Violation Fee: $500 fine will be imposed for any indoor smoking, hot tub smoking, or improper disposal of smoking materials. No exceptions.

Note: This policy exists due to owner’s asthma – thank you for your understanding.

Pet Policy

Welcome: Up to 2 dogs under 60 pounds
Pet Fee: $20 per dog, per night
Approval Required: All pets must be disclosed and approved in advance

Pet Guidelines:

  • Dogs are not allowed on beds or furniture
  • Guests must clean up after pets immediately
  • Dog waste must be removed promptly from the yard
  • Dogs cannot be left alone unless crated
  • Excessive barking or aggressive behavior will not be tolerated

Fees:

  • Undisclosed pets or dogs over 60 lbs: $200 per pet, per stay
  • Excessive cleaning due to pet hair, dirt, or stains: $100 cleaning fee

Events & Parties

Not Permitted: No events, parties, or gatherings are allowed on the property.

Property Care

Treat with Respect: Please care for the furniture and appliances as you would your own home.

Report Damages: Notify us immediately of any damages to avoid additional charges.

Cleaning: Additional cleaning fees apply for excessive mess. You will be billed for any damages exceeding normal wear and tear.

Replacement: Guests agree to replace or pay for losses, breakage, or damage that occur during their stay.

Hot Tub Use

Enjoy Safely: The hot tub is available for your enjoyment, but use is at your own risk.

Maintenance: Our spa team services the hot tub on Thursdays. They will not need house access and should not ring the doorbell. We’ll notify you when possible, but exact timing may vary.

No Smoking: Absolutely no smoking in or around the hot tub area.

Commercial Activities

Not Permitted: Commercial photography, filming, or business activities are not allowed without prior written approval.

Security & Safety

Safety Features: The property is equipped with a Ring doorbell and backyard security camera for your safety and protection.

Camera Note: The backyard camera can be disabled for longer stays upon request.

Trash & Recycling

Please dispose of garbage and recycling in the appropriate bins provided.

Liability

Guest Responsibility: Guests assume all risks associated with use of the property and its facilities.

Not Liable: The homeowners are not responsible for accidents, injuries, illnesses, or loss of personal belongings.

Indemnification: By booking, guests agree to indemnify and hold harmless the homeowners from any claims, damages, or expenses arising from their stay.
