Check-in and check-out times are strictly enforced. Our cleaning staff arrives shortly after checkout time. If you need a later checkout, please contact us in advance for approval. Late checkout without written approval will result in a $100/hour charge.
Keyless Entry: Allow a few seconds for the system to unlock after entering your code.
Maximum Occupancy: 4 guests
Additional Guests: Not permitted without prior approval
Children of all ages are welcome. Please note that the space is not childproofed and we do not provide child-specific amenities such as outlet covers, safety gates, cribs, high chairs, children’s dishes, or toys. Parents are responsible for supervising children and ensuring their safety throughout the property.
Quiet Hours: 10:00 PM – 7:00 AM
Please respect our neighbors by keeping noise levels low, especially during quiet hours. This includes conversations, music, TV volume, and outdoor activities.
Strictly Prohibited: Smoking of any kind (including cigarettes, vaping, e-cigarettes, and marijuana) is not allowed inside the home, in the hot tub, or the back yard.
Outdoor Smoking: Permitted only on the front patio. Please:
Violation Fee: $500 fine will be imposed for any indoor smoking, hot tub smoking, outdoor smoking in non-designated area or improper disposal of smoking materials. No exceptions.
Note: This policy exists due to owner’s asthma. Thank you for your understanding.

Garden Policy: Your dogs are welcome in our award-winning designer garden! This professionally landscaped space features custom plantings, irrigation systems, and expensive materials. Pets must be supervised and cannot be left unattended in the yard. Guests will be charged full replacement/repair costs for any pet damage including: digging, plant destruction, irrigation damage, or landscape disturbance. Damage repair costs start at $200 and can exceed $1,000 for major landscape restoration. Supervised visits for bathroom breaks and play are perfect!
Not Permitted: Unauthorized parties, events, or gatherings will result in immediate eviction without refund, a $500 fine, plus all additional costs including cleaning, damages, security, and legal fees.
Treat with Respect: Please care for the furniture and appliances as you would your own home.
Report Damages: Notify us immediately of any damages to avoid additional charges.
Cleaning: Additional cleaning fees apply for excessive mess. You will be billed for any damages exceeding normal wear and tear.
Replacement: Guests agree to replace or pay for losses, breakage, or damage that occur during their stay.
Property Care and Damages: Property condition is documented via video walk-through before and after each stay to ensure accurate damage assessment..
Enjoy Safely: The hot tub is available for your enjoyment, but use is at your own risk.
Maintenance: Our spa team services the hot tub weekly. They will not need house access and should not ring the doorbell. We’ll notify you when possible, but exact day and timing may vary.
No Smoking: Absolutely no smoking in or around the hot tub area.
Not Permitted: Commercial photography, filming, or business activities are not allowed without prior written approval.
Safety Features: The property is equipped with a Ring doorbell and backyard security camera for your safety and protection.
Outdoor Lighting: The backyard lights turn on automatically at sunset and will turn off automatically at 5am. This is designed for your safety around the property, nighttime parking, and walkability in the yard at night.
Please dispose of garbage and recycling in the appropriate bins provided on the driveway.
This agreement shall be governed by the laws of the State of Colorado, specifically Denver County, Denver, CO, USA.
Guest Responsibility: Guests assume all risks associated with use of the property and its facilities.
Not Liable: The homeowners are not responsible for accidents, injuries, illnesses, or loss of personal belongings.
Indemnification: By booking, guests agree to indemnify and hold harmless the homeowners from any claims, damages, or expenses arising from their stay.
Lost Items Policy: We are not responsible for personal belongings left on the property. Please check thoroughly before checkout.
