The Property

RiNo Retreat is an authentic artist’s loft in a beautifully restored 1890s duplex. The 1,098 sq ft space features 10-foot ceilings, open-concept design, and artistic touches throughout that reflect the creative energy of the RiNo neighborhood.

The space features a queen bed in the open loft-style main area and a murphy bed in a private back room with a door. This authentic artist loft design comfortably sleeps up to 4 guests with premium linens and pillows provided.

The queen bed is in the open loft-style main area, which flows with the living space (true loft design). The murphy bed offers a private room with a door. We want to be transparent about the layout so there are no surprises.

The space includes a fully equipped kitchen with retro refrigerator, in-unit washer/dryer, central AC and heating, high-speed WiFi, Smart TV with streaming, dedicated workspace, private hot tub, professionally designed backyard, and free off-street parking.

Yes! The backyard was professionally designed by an award-winning landscape designer with 25+ years of experience. It features curated seating areas, pergola, artistic wall elements, and thoughtful design that creates an urban sanctuary.

Yes, children of all ages are welcome! Please note that this is an adult-oriented space that is not childproofed. We don’t provide child-specific amenities like cribs, high chairs, outlet covers, safety gates, children’s dishes, or toys. Parents are responsible for their children’s safety and supervision throughout the property, including around the hot tub and in the backyard.

Location & Access

We’re in Denver’s RiNo (River North) Art District at 3823 N Franklin St, just one block from the famous street art and creative scene.

You’re literally across the street from Denver’s award-winning 39th Avenue Greenway – a hidden urban green space that most locals don’t even know exists. Plus, you’re one block from RiNo’s street art, breweries, and restaurants.

Light rail is just 2-3 blocks away with quick connections to downtown and the airport. You can also drive via I-25/I-70 – major highways are right nearby for easy access anywhere in Colorado.

Yes! RiNo is Denver’s transformed creative district with high foot traffic, active development, and a vibrant community. The property has a Ring doorbell and backyard security camera for additional peace of mind.

Absolutely! You’re within walking distance of craft breweries, farm-to-table restaurants, coffee shops, art galleries, and Denver Central Market. The neighborhood is designed for walkability.

Booking & Policies

Nightly rates start at $200 and vary by season and demand. Additional fees include a $75 cleaning fee and 8.81% city tax. No hidden fees – what you see is what you pay.

Free cancellation up to 14 days before check-in. Our moderate cancellation policy balances flexibility with protection for both guests and hosts.

Yes! We prefer 2+ night stays and offer discounts for weekly and monthly bookings. Contact us for custom pricing on extended stays.

We prefer 2+ night stays to help you fully experience the neighborhood, but we’re flexible based on availability.

You can book up to 12 months in advance. For last-minute stays, we accept bookings with as little as 24 hours notice subject to availability.

Pet Policy

Yes! We welcome up to 2 dogs under 60 pounds for $20 per night, per dog. All pets must be disclosed and approved in advance.

We have a fully fenced backyard where your dogs can roam freely and safely. Please bring your own food, bowls, and any special items your pet needs.

Dogs are not allowed on beds or furniture, must be cleaned up after immediately, cannot be left alone unless crated, and excessive barking or aggressive behavior is not tolerated.

Check-In & Logistics

Check-in is at 4:00 PM and check-out is at 11:00 AM. These times are strictly enforced as our cleaning staff arrives shortly after checkout.

We use keyless entry – you’ll receive a code before arrival. Simply enter the code and allow a few seconds for the system to unlock.

We’ll try to accommodate early check-in if the property is ready. Late check-out requires advance approval or a $100/hour fee will apply.

You have one dedicated off-street parking space, plus additional street parking is available right behind the home.

House Rules & Expectations

Yes, quiet hours are 10:00 PM to 7:00 AM. Please be respectful of neighbors during these times.

Smoking of any kind (including vaping) is strictly prohibited inside the home and in the hot tub. Outdoor smoking is permitted in designated areas only. This policy exists due to the owner’s asthma.

No events, parties, or gatherings are allowed. The space is designed for peaceful retreats, not entertainment.

Please report any damages immediately. You’ll be responsible for replacement costs of any damage beyond normal wear and tear.

Hot Tub & Backyard

Completely private! The hot tub is in our professionally designed, fully fenced backyard that’s exclusively for your use during your stay.

Our spa team services the hot tub on Thursdays. They won’t need house access and shouldn’t disturb you, but we’ll notify you when possible.

Yes, but please be mindful of quiet hours (10:00 PM – 7:00 AM) and no smoking in or around the hot tub area.

Kitchen & Amenities

Yes! The kitchen includes stainless steel appliances, charming retro refrigerator, oven/stove, microwave, dishwasher, coffee maker, toaster, and all basic cookware, dishes, and utensils.

Yes, there’s a private washer and dryer in the unit for your convenience.

High-speed WiFi is available throughout the property, and there’s a Smart TV with streaming capabilities in the living area.

Safety & Security

The property includes smoke alarms, carbon monoxide detectors, fire extinguisher, Ring doorbell, and backyard security camera for your safety.

No interior cameras. The only cameras are the Ring doorbell and backyard security camera (which can be disabled for longer stays).

RiNo (River North) is Denver’s premier arts district, known for incredible street murals, craft breweries, farm-to-table restaurants, galleries, and creative energy. It’s Denver’s most dynamic neighborhood.

Street art installations, craft breweries, Denver Central Market, coffee shops, restaurants, galleries, and the secret 39th Avenue Greenway are all within walking distance.

You’re perfectly positioned with I-70 access for skiing, hiking, and mountain adventures. Most ski areas are 1-2 hours away.

Ball Arena (Nuggets, Avalanche), Coors Field (Rockies), and various music venues like Mission Ballroom, Summit, and the Fillmore are all easily accessible.

We typically respond within 2 hours during business hours and are available throughout your stay for any questions or assistance.
